P.S. 92 Manhattan Wall Reconstruction

222 West 134th St, Manhattan, NY 10030
New York City School Construction Authority (NYCSCA)
5.2m

Project Overview

The P.S. 92 Manhattan project involved emergency structural rehabilitation and reconstruction following a collapsed exterior wall condition. The work required a fast-response construction approach, complex structural coordination, and strict life-safety measures while maintaining operations within an occupied school facility. The project restored structural integrity, improved egress systems, and upgraded the building envelope to meet current NYC SCA and building code standards.

Architect: Zyscovich Architects
Structural Engineer: Ysrael A. Seinuk, P.C. โ€“ Structural Engineers

Key Challenges

  • Construction performed within an active school environment, requiring phased work areas, secure barriers, and coordination with school staff to maintain safe student circulation.
  • Structural demolition adjacent to occupied spaces required controlled sequencing and vibration monitoring to protect the existing building.
  • Integration of new structural systems with existing conditions while maintaining alignment with architectural and mechanical upgrades.
  • Coordination between architectural, structural, electrical, and mechanical trades to meet tight project timelines and inspection milestones.

Detailed Scope of Work

  • Provided full project management including labor, materials, supervision, permits, inspections, and coordination with NYCSCA representatives.
  • Performed structural demolition and removal of damaged masonry, steel framing, and exterior wall components associated with the collapsed condition.
  • Installed new structural framing, reinforced masonry assemblies, anchorage systems, and faรงade components designed to restore building stability.
  • Constructed new exit doors, hardware, and life-safety egress pathways installed in multiple phases to maintain safe occupancy throughout construction.
  • Completed faรงade restoration including insulation, flashing, and exterior envelope improvements to meet energy and durability requirements.
  • Coordinated HVAC, electrical, and plumbing modifications required to support new structural and architectural layouts.
  • Maintained continuous site safety oversight, including controlled access, protection of adjacent areas, and compliance with NYC SCA safety protocols.
  • Performed final testing, inspections, punch list completion, closeout documentation, warranties, and successful project turnover.
