P.S. 39 Bronx Flood Elimination Project

Key Challenges

• Construction performed within an occupied school requiring strict safety measures, dust control, and phased work sequencing.
• Waterproofing and structural repair work completed within confined cellar spaces and existing mechanical areas.
• Integration of new drainage infrastructure and areaway repairs with existing building systems and exterior conditions.
• Coordination of hazardous material testing and abatement in accordance with NYC SCA standards.

Detailed Scope of Work

• Applied two-part injection systems and cementitious waterproofing at cellar slabs and perimeter walls experiencing water infiltration.
• Repaired and refinished damaged interior surfaces including walls, ceilings, and floors affected by moisture intrusion.
• Installed waterproofed ash hoist hatches, replaced exterior wood doors with hollow metal assemblies, and upgraded door saddles.
• Replaced portions of roof areas including new roof drains and piping improvements.
• Performed brick stitching, masonry repairs, and structural restoration at deteriorated foundation areas.
• Cleaned, repaired, and hydro-jetted existing site drains and areaways; installed new inline drains and yard drainage systems.
• Replaced sections of exterior walkway, curbs, landscaping, and provided regrading, seeding, and sod restoration.
• Installed new joint fillers, replaced concrete landings, and completed exterior site restoration at building perimeter areas.
• Conducted lead, PCB, and asbestos testing and coordinated abatement where required.
• Completed final inspections, closeout documentation, and project turnover in accordance with NYCSCA standards.
